Open Book provides property owners with an informal and first opportunity to meet with the Assessor to review and discuss their assessment record. The completed assessment roll is available at Open Book and property owners can also use this opportunity to review the assessments of all properties located within the Village. Open Book is held prior to the formal Board of Review appeal process, which occurs annually during the 30-day period beginning on the 2nd Monday of May. The date, time, and location of Open Book and the Board of Review are published in The McFarland Thistle, posted in the three regular posting places, and posted here and on the Home Page.
Property owners are encouraged to attend Open Book if they have any questions on how their assessment was determined. Most people would not proceed with the formal appeal process of Board of Review if they knew the factors that were taken into consideration in arriving at their assessment. Examples of some of these are: sales of comparable properties, current construction costs, improvements to property, location, depreciation, legal restrictions such as zoning ordinances, and general economic changes in the community.

If, after the Open Book session, you still wish to object to the assessment, contact Village Clerk Deb Neal at 608-838-3153 to file a "Form of Objection" and to schedule an appointment before the Board of Review. You will need to file a written or oral intent to object with the Village Clerk at least 48 hours prior to the Board of Review. The Board of Review functions like a court and appearances are by appointment only.
